We meet on-site or at your current home to understand your goals, your lifestyle, your lot, and the budget range you are working with. No proposal yet — just listening.

2. Pre-Construction & Scope

We assemble a detailed written scope, an itemized budget, and a realistic schedule. If you are working with an architect, we review plans with them for constructability and cost. If you are not, we can recommend design partners.

3. Permitting

We handle full permit submittal and tracking — plan check corrections, structural review, energy code compliance, and every stamp required before ground breaks. Our team knows the local jurisdictions intimately, which shortens plan-check cycles.

4. Site Prep & Foundation

Clearing, grading, drainage, utility laterals, and foundation work — the phase that determines everything above it. We over-engineer drainage on hillside lots in Altadena and Malibu because coastal and foothill sites punish anything less.

5. Framing & Rough-In

Framing, sheathing, roofing dry-in, window installation, and full MEP rough-in. Our in-house electricians are on site from the rough-in stage forward, not coordinated from a remote subcontractor.

6. Finishes

Drywall, painting, flooring, cabinetry, tile, plumbing fixtures, trim carpentry, and all decorative and lighting elements. Finish is where craftsmanship shows — we plan every punch list item and hold subs to our standard, not theirs.

7. Final Inspection & Warranty

Final city inspection, certificate of occupancy, homeowner walk-through, punch list, and written warranty. Our warranty covers workmanship and systems — a document, not a promise.
