What defines a good room addition is purpose. The room should solve a specific problem: a dedicated workspace that is not the dining table, a den that gives teenagers their own zone, a media room that stops taking over the living room, an in-law space that gives parents privacy. We start every room-addition project with the question of what the room is actually for, and design from there.

Popular Room-Addition Types

Home Office

A purpose-built, acoustically separated room with proper task and ambient lighting, structured data cabling, dedicated circuits, and good natural light. Remote work is here to stay — and a real home office raises property value more than any converted-closet workstation.

Den / Family Room

A second living space that separates active family use from the formal living room. Often the highest-use room in the house, and a meaningful livability upgrade for homes with growing children.

Media Room

Acoustically treated, pre-wired for projection or large-format displays, with dimmable lighting scenes, surround-sound speaker locations, and HVAC zoning. Media rooms are one of the most technically detailed room additions we build.

In-Law or Guest Space

A bedroom-plus-bath combination, typically with a small sitting area and dedicated entry. Depending on lot configuration and scope, may qualify as a JADU with its own rental potential.

Sunroom or Solarium

A light-filled room with extensive glazing and exterior connection. Requires careful thermal design to remain comfortable year-round in LA's microclimates.

Bonus Room / Playroom

A flexible room often added over a garage or as a bump-out — useful for children's play, hobbies, or multi-purpose family use.

Bump-Out vs. Full Addition

A bump-out is a small extension (typically under 150 square feet) that pushes an existing room outward. Bump-outs are lower-cost, faster, and often do not require foundation changes. A full room addition adds a new independent room with its own foundation, framing, and systems. Either approach can be the right answer — it depends on the room's purpose, the lot constraints, and the budget. We walk through both options during scope conversations.

Integration with the Existing Home

A well-built room addition should read as part of the original house, not as a bolted-on extension. We match exterior cladding, window proportions, trim, and roofline — and we carry the interior finish language (baseboard, door casing, flooring transitions) from the original rooms into the new space. Where possible, the transition should feel continuous rather than stepped.

Electrical, Data, and Lighting

Modern rooms are wired rooms. Our in-house electricians plan dedicated circuits, structured data cabling, multiple lighting circuits with proper dimming, ceiling-fan-ready boxes, pre-wired speaker locations for media rooms, and smart-thermostat tie-ins. For home offices, we add purpose-built outlets at desk height, USB-C integration, and dedicated circuits for power-hungry equipment. Planning this during rough-in costs almost nothing; retrofitting it later is expensive and ugly.

Timeline and Permitting

Simple bump-outs typically complete in eight to twelve weeks. Full room additions run four to six months depending on size and permitting. Every room addition we build is fully permitted and inspected — we do not work off-permit on scope that requires one.

Sometimes. We perform a load calculation to verify existing system capacity. If the existing HVAC can't serve the new room, we either extend the system or install a dedicated mini-split zone.
